Notice of Intimation of Mortgage

Reported on January 31, 2015 from Thane , Maharashtra  ι Report #50916

I had to go to the registration office to fulfill an intimation of mortgage process on my home loan. I was told by a couple of people who I will not name to use an agent for the process as the officers of the registration office would not work without their help. The cost of fulfilling the process legally was 1300 INR and I was asked by this agent to pay 5000. In return he promised to provide home service and take care of "incidental expenses" in the registration office. I told him that I did not believe in paying a bribe and hence would try to do the process myself. The agent had promised delivery of the challan two days after submission of documents and payment of fees. I went to the Cherai Registration office myself and was pleased that the staff was very supportive. One lady helped me to put all the documents together. Another one helped in accepting the submission and asked me to come back after 2 days of the submission to collect the acknowledgement. Now comes a lesson on Customer Centricity for our private sector folks! When I requested that I be given the documents today itself as Monday I would be working and I would not be able to come. She readily agreed and asked me to come back in 2 hours. Once I returned in two hours, the document was ready for me to pick up and walk out in less than 2 minutes. On the way out, I went into the department head's office and thanked her for running a super efficient department that could put MNCs to shame! Couple of learnings for me: 1. Govt officers are not corrupt. It is the middlemen who portray them to be corrupt and try to pocket money in the process. 2. If you spend a couple of hours, stepping out of the comfort of your airconditioned home and try to execute the process yourself, you realise that India is changing and improving for the better!
