Co-operative Group Housing Society flat registration in Gurgaon

Hi,

I want to register my CGHS flat (now completed but on loan) in Gurgaon. It was bought from the builder. I want to get it registered myself however couldn't find the documents or procedure to do the same.

I have heard stories of buyers asked to pay 1% of property value on some or other pretext or other tactics like keep postponing the registration so that seller himself forces the buyer to pay to avoid multiple visits to sub-registrar office. Appreciate your guidance on what procedure (and documents) to follow to avoid paying bribe and how to escalate the matter if officials attempt to play mischief.
