Dear Sir, I had bought an agriculture land and registered in Square
Dear Sir,
I had bought an agriculture land and registered in Square Yards as a residential land. This land was previously registered as an agricultural land in the seller's name. At the time my registration, Document writer has informed us that the area where the property is located, has been changed to residential area from agricultural. I have paid the registration fee and stamp duty as per value recorded for residential land in government records.
I have not paid any fee for converting agriculture land for non-agricultural purpose.
Now, this land is going to acquire by Andhra Pradesh government for utilizing this land for Capital Construction purpose.
If my land is valued as an agricultural land then I will get very less amount as a compensation as per Land Acquisition Act, 2013. If my land is valued as a residential land, then, I will get more amount.
Kindly advise what is the position of my land. Whether it will be considered as an Agricultural Land or a Residential Land.
