Khata means the entry of the property owners details in the records of the Corporation/Municipality. The Khata register of the Corporation is an important document that contains brief details of the property, the estimated property tax and other cesses payable on the property and the property tax and cesses collected every year. It is therefore an account of a person who has property in the city, as also an account of assessment of property owners within the Corporationâ??s jurisdiction. It contains important details of properties concerned, such as the name of owner, the size of buildings etc., its location and the tax to which it is assessed. The Khata is an important document because it is an evidence of who owns and possesses the property concerned. Therefore, it is usually required to be produced for most transactions that involve property. For example when you apply for a building license or a licence for trade, or if you apply for a loan from a bank or financial institution. you are usually asked to produce your â??Khataâ?? document.
Registration is the process you undergo when you undergo a transaction on property, like sale, purchase, acquire or give away land though inheritance, partition or gifts. Registration is done on the deed of the transaction, so that tax is collected. Registration is undertaken by the Stamps and Registration department.

Ideally speaking, if you buy a property and the sale deed is registered, then the BBMP should automatically transfer the Khata to your name. But this does not happen. It can happen if the software of the Registration department and the BBMP Khata registers are inter-operable. But then many corrupt people will be thrown out of business!
