Property Registration - Should Buyer be present physically?

Dear Sir, I am planning register property in Hyderabad, Can you confirm if buyer need to be present physically in Hyderabad during the registration time? Can I send my thumb impression and photo from overseas to get the registration done in Hyderabad on my behalf?
You advice will be very useful.

It is mandatory for both, buyer and seller, to be present at the time of registration. The only way out for a buyer staying abroad is to execute General Power of Attorney (GPA) in someone’s favour in the presence of officials of Indian Embassy situated in that country. The GPA holder can, then, have the GPA stamped in the concerned sub-registrar/district registrar office on payment of requisite fees. The GPA holder, thus, stands authorized to sign the sale deed on behalf of the buyer.
