I did not succumb to the pressure of the broker and 'agent' to pay the Sub-Registrar's office a bribe

Almost every person or organization, that registers a sale or lease of property anywhere in India pays a bribe to the Sub-Registrar's office as an 'expense' - without giving a 2nd thought of how they are perpetuating & encouraging the rot in the system, and inconveniencing everyone else.

I have registered my sale/purchase & lease agreements on a number of occasions in Mumbai, Thane, Pune & Nagpur, and have been looked at in amazement when I refused to pay the so-called 'pre-decided' amount. Most of the Sub-Registrar's offices are deeply corrupt, and have a so-called 'understanding' with all the brokers & sleazy agents.
