There are two things you need to do. First, you can get a deed of inheritance registered in your mother's name. If your father has left a will bequeathing the property to your mother, then that is enough for registering a deed of inheritance. If there is no will, you and your siblings can prepare individual affidavits saying that you have no objection to the property going to your mother and on that basis, the deed of inheritance can be registered. Following the deed of inheritance, the Khata for the property can be transferred to your mother's name, by making an application to the Municipality. Remember, do not pay bribes. These changes are a matter of right for your mother, if there is no objection from all of you, her children.
