I purchased a property in the month of Feb 2014 and now wanted to start the house construction, i get the construction loan i have to get some basic documents, So i want the Katha Certificate. I visited the BBMP office and i paid the Tax upto date and i got the tax receipt in my name against the property. Now i have to get the Katha Certificate. i spoken to a person to know what is the procedure and document required for it. I did not find any information displayed in BBMP office to get the Katha. The person guided me to meet the BBMP area inspector and i met him and asked the procedure, He did not answered my question, he said you have to pay, i said yes. let me know what is the charge, i was thinking its the cost of certificate. He asked me to pay 8500 Rs. I asked i dont want any fast track process, tell me the govt process, he said you have to pay for any of the process you opt. it will be shared amoung all the team.
I did not agree and left for the day. but to get my loan proceessed i have get the document and he is the Area inspector, Again i visited and asked him for the procedure and to decrease the amount he did not agree. He said it till take 1month for Katha, but i get the katha in 1 Week. Based on this i thought of paying him to get the katha in 1 week. I asked the katha charges is very less rite. He gave me the break up.
3500-00 Katha certificate, it is based on the property registration charges, 2% of proerty registration charge and he will give the receipt for it.
rest for his pocket.
But i am totally disappointed, till now i have not got any katha and the money back from him, i am keeping call his phone and he says that guy is not avaiable or he is not there its holiday today, its almost 1 month now. I am still waiting for his fraud promises.
I told him to return back the money, he said he has already process and he cannot, i asked for the acknowledgement but still he has not provided and work is still pending.
I know paying bribe is against the law, but he is the first contact person to get this work to be completed and i am really suprised, after paying money even the work is not completed.
