I recently purchased a second-hand flat in Bangalore and was under a time constraint as my mother (co-owner) had to go out of town. Due to this pressure we had very limited time and had to get the property registered on December 6, 2013. All our papers & people were in place - all verified documents, my lawyer, bankers, sellers, and brokers.

However, I then received a call from my broker saying that the Ulsoor Sub-Registrar has asked for 1% of the sale price which was 1.35L as bribe. They then haggled with the sub-registrar and brought it down to 68K. When I mentioned that that amount was way too much for me to afford, they then contacted the Indranagar Sub-Registrar and were quoted a bribe of 40K. This too was/is too much money for me to suddenly come up with last minute. Then my banker said that he knew someone in the Johnson Market Sub-Registrar who is willing to do my paperwork if I pay him 25K.

I ultimately ended up paying 25K despite paying my property taxes and all other fees dutifully. I now need to do my Khata transfer and am dreading it again.
